Services Provided: Bel-Aire Mechanical, Inc. teamed up with Brycon Construction, Sub-Zero and Pearson Engineering Associates for the complete build out of an existing 440,000 square foot warehouse in Goodyear, Ariz. This build out includes a new 1680 ton central plant, cooling tower yard, 2-story office building, training rooms, multiple test labs, data room, lobby area, DDC controls and instrumentation.
Project Detail: Bel-Aire Mechanical, Inc. utilized state of the art laser technology otherwise known as "Jobsite Solutions Platform" to map existing structure and utilities. This information was then downloaded to our BIM modeling group that prepared shop drawings and spool sheets for purchase and fabrication of sheet metal duct and piping systems. This process made it possible to meet the very aggressive four-month construction schedule.
Central plant equipment consisted of three 560-ton SMARDT Chillers and three Marley Cooling Towers. Fifty-two custom-built Addison Air Handlers were placed on the roof utilizing Arizona's largest hydraulic "MEGA-WING" crane. The entire HVAC system is monitored by CPECS (Central Plant Energy Control System by Kiltech) to provide complete plant optimization to maximize efficiency, minimize energy consumption thus greatly reducing energy costs. Additionally, Bel-Aire Mechanical, Inc. was awarded the second phase, working direct for the owner on the tool fit up package.
This work is still underway and approaches a successful project completion. Sub-Zero has become an essential customer and remains the leading manufacturer of American-made luxury refrigeration, freezers and wine storage units. They lead the industry in product design with its built-ins and integrated lines. Sub-Zero pioneered the concept of dual refrigeration and was the first to store food at ultralow "sub-zero" temperatures.
